Andrew Smethurst MBA BSc MRICS
Director
Andrew qualified as a Chartered Surveyor in 1992 and completed an MBA in 2002, he has worked for blue chip companies such as Littlewoods, Morrisons and Asda where he gained a wealth of experience in asset management, disposals and re alignment.. He became an independent consultant in 2011 and works with Cemex in disposing of complex assets minimising liabilities through land remediation and development strategies.
John Clarke
Director
John qualified as a Chartered Surveyor in 1991 and has worked for both leading property consultancies and blue chip companies such as Whitbread, Accor, and Tesco where he acquired both land and buildings for development or repurposing as hotels, restaurants bars and has developed in excess of two million square feet of retail space. He became a freelance consultant in 2010 working with Tesco to complete the delivery of a phase of the Old Trafford Cricket stadium complex developers and end users sourcing opportunity and land delivering over £100m of value for clients. In his spare time John likes to collect vintage travel guides and cycle.

THORNTON CLEVELEYS — UNLOCKING DEVELOPMENT OPPORTUNITY
- Identified an 11.86 acre site originally acquired by Sainsburys for a new store, however, following a change in strategy they no longer intended to develop a store and had been seeking to dispose for a number of years. As with any acquisition, timing is everything, and we were quick to act when the site came to market, and referred to BXB Ltd who we saw as a great fit to both remediate and secure planning to deliver a viable scheme on the land.
- Following our appointment and having made initial enquiries into the prospect of planning, we recommended an unconditional offer and secured the site in February 2021. An application is being submitted for the larger part of the land, to the south of the roundabout and to the rear of the Iron Horse pub – a little over 10.5 acres in size.
- The island site of approximately 1 acre to the north of the roundabout will be developed separately and we are looking at potential ancillary users that would provide services to the master plan of the proposed residential development.
SOUTH MANCHESTER — SUCCESSFUL RETAIL DEVELOPMENT
- John Clarke worked closely with Property Alliance Group and identified within their estate a warehouse at the end of its economic life in south Manchester.
- Using his market and design knowledge a pre-let was negotiated with ASDA and a planning application was submitted for an 86,000 sq. ft food store.
- Working closely with key stake holders a consent was secured and the store built out.
- The investment was successfully sold on at a very competitive yield.
